Plan an ICF Build: Footprint Math, Level Footings, a Pour-Day Checklist

The Problem

ICF (insulated concrete form) construction prices differently than stick framing, and importing stick-framing instincts — especially "going up is cheaper than going out" — leads the budget wrong from the first sketch.

The Main Ideas

Run the footprint math in linear feet, not habit. In conventional construction, adding a story is usually cheaper than widening the foundation. With ICF, every wall you build is essentially basement wall all the way up — so for the same square footage, a bigger single-story footprint often comes out cheaper than stacking. Do the linear-foot comparison for your actual shape before committing either way.

Make the footing perfectly level. The first course of forms sits straight on it. An out-of-level footing — common when the footing crew isn't told it matters — turns that first run into a fight that echoes up every course above it. It's the one thing to insist on when the footing is poured.

Walk a pour-day checklist the day before. Concrete arrives once. Before it does, confirm at minimum: every service penetration is sleeved and placed, every window and door opening is blocked off, and the rebar is laid out exactly the way the engineer's drawings call for. Write the list; check it the morning of.

Safety note: ICF walls are engineered structures — rebar schedules, lintels over openings, and pour lifts come from your plans and local code, not from a checklist habit. The checklist is how you make sure the engineered details actually make it into the wall before the concrete does.
