Concealed Joist Tie Install
Kerf, rout, and dowel sequence that buries an engineered joist connection completely inside the timber.
Technique: Double Joists Under Islands
An engineered floor framed at 16 inches on center passes every strength check with a kitchen island sitting on it — the floor is never going to fall. But code-minimum stiffness and party-night stiffness are different specs. Islands are where people congregate: a crowd standing around a 4-by-11-foot island, wine glasses set down on the stone, someone walking past — and every glass rings because the whole floor moves a little.
The doubles aren't carrying the island — they're damping it. Concentrated live load plus foot traffic is a vibration problem, and extra joist mass and stiffness under the footprint is what keeps drinks from rippling when the room fills up.
